Project Overview:
Premier 370 Business Park is an 850-acre business community located at Highway 370 near I-70 in Saint Peters, Missouri. Panattoni Development selected Gray Design Group to design two Class A warehouse and distribution facilities; 423,000 square foot Building 34 and 367,000 square foot Building 35. The buildings were designed with a structural steel frame, concrete tilt-up walls, thick reinforced concrete floors, high ceilings, dock positions, parking stalls for trailers and cars and drive-up ramp dock doors for vehicle access into the building. Sustainable design was incorporated into the building’s environment and the warehouse users. Gray designed a full tenant buildout of Building 34 for Trane, a sustainable heating and cooling company, that includes nearly 400,000 square feet of warehouse space and approximately 25,000 square feet of office accommodations. Gray also designed the tenant buildout for Reaction Auto Parts, occupying 265,393 square feet in Building 35, with nearly 8,000 square feet of office space.
