Overview
Gray designed three state-of-the-art Class A speculative distribution buildings in the I-35 Logistics Park, located on a 39-acre site in Olathe, Kansas. With a focus on flexibility, efficiency and tenant customization, this design sets a high standard for industrial design.

Emphasis on Natural Light + Proportion
The design focuses on massing and proportion, incorporating textured tilt-up panels and generous glass installations to maximize natural light in both office and warehouse areas. This balance of materials adds both efficiency and a sense of openness, making the environment more pleasant for occupants.
Functional Design
Each building’s design emphasizes horizontal facade offsets and roof parapets, creating a dynamic and visually appealing exterior. Additionally, expandable docks and drive-in doors contribute to flexibility, making the buildings highly adaptable to different operational needs.


Customized Tenant Solutions
Gray completed a full tenant build-out for Clorox in Building I while Building IV was custom-designed for Blue Buffalo. This showcases Gray’s expertise in tailored build-to-suit solutions.
